Eight important questions to ask your agent

Qualifications are important. However, finding a solid, professional agent means getting beyond the resume, and into what makes an agent effective. Use the following questions as your starting point in hiring your licensed, professional real estate agent. Our answers are posted in red:

  1. Why did you become a real estate agent?
    • CHRIS: To better understand the real estate market for investment purposes and provide my community with a valuable service that meant something.
    • CALEB: My parents are long time agents and I came to realize it was something that I would enjoy and that I could be successful with.

  2. Why should I work with you?
    • We sell 5x’s more homes than the average agent in the area, which results in a deep, active knowledge of the current market; We have a deep understanding of current technology and we use that to benefit our clients – buyer, seller or investor; Relationships and trust are extremely important to us, we work very hard to earn and maintain both. I want to add value to your life and relationship.
  3. What do you do better than other real estate agents?
    • We understand technology and how that helps our clients gain an edge; we sell 5x’s more homes than the average agent and therefore have a deeper understanding of the market that brings great benefit to our clients; We negotiate 3% better price than the average agent for our buyer clients.
  4. What process will you use to help me find the right home for my particular wants and needs?
    • We start out with a comprehensive Needs Analysis which helps both us and our clients understand what they are looking for. We then set up our clients on a custom search that alerts them the moment a property that meets their specific needs becomes available, or a price changes. We also see 100′s of homes each month and can usually tell a client ahead of time, if a property they might be interested in will meet those needs or not. If we have not be in the home, we will preview it for our clients to find out if it is a match or not. Our average client looks at 8 – 10 homes before they find the best match.
  5. What are the most common things that go wrong in a transaction and how would you handle them?
    • Every real estate transaction is unique. The most common issues are over inspection issues. We recommend having the right expert look at any specific home inspection issue once it has been identified. That will give you information that you need to make an accurate assessment on our next steps. Then we will aggressively negotiate on your behalf to get what you are looking for from the situation.
  6. What are some mistakes that you think people make when buying their first home?
    • Financial Pre-approval – Either not getting one or getting bad advice.
    • Not choosing a real estate agent who is committed to forming a strong business relationship with you – First time home buyers need extra attention and advice. Not all agents are willing to take the time that they type of clients need. Our team has a comprehensive step by step process we take first time buyers through that helps educate them fully on the process.
    • Buying too much home – when buying your first home, it is important to be conservative on what you buy. If you are able to save money after you purchase your first home, you can start looking towards your next home and be in a better situation than if you are “house poor”.
    • Neglecting to understand all the costs involved – not only do you have your mortgage payment, but you will have taxes, utilities, upkeep and more on a home.
    • Not doing inspections – this is a big no-no. Always do inspections!
